Job Title: Quantity Surveyor (QS) – Corporate Interiors & Contracting

Location: Bengaluru, Karnataka

Employment Type: Full-Time

Experience: 3–6 Years

Salary (CTC): Mid-Level QS (3–5 years' experience): ₹4.5–6.5 LPA + Variables

Role Overview

We are seeking a precise and commercially astute Quantity Surveyor (QS) to manage project costing, procurement, billing, and cost control for high-end corporate interior and general contracting projects. The ideal candidate will work closely with the Project Head and act as the financial link between procurement, site operations, subcontractors, and corporate clients to ensure profitable project execution and effective commercial management.

Qualifications / Requirements

  • Degree or Diploma in Civil Engineering, Quantity Surveying, or Construction Management.
  • 3–6 years of experience in turnkey corporate interior design or commercial contracting companies.
  • Strong experience in project estimation, procurement, billing, subcontractor management, and cost control.
  • High proficiency in MS Excel (Advanced Formulas), AutoCAD, and Quantity Surveying software such as CostX or PlanSwift (preferred).
  • Strong analytical, negotiation, and communication skills.
  • Ability to coordinate effectively with corporate clients, vendors, subcontractors, and site teams.
  • Excellent attention to detail and commercial acumen.

Key Responsibilities

Pre-Tender, Estimation & Procurement

  • Source and evaluate competitive material and labour quotations from a minimum of three suppliers to establish accurate pricing benchmarks.
  • Assist the Project Head in preparing, compiling, and submitting commercial bids and technical tenders.
  • Prepare profitable quotations for Non-Tender (NT) or additional work items during project execution.
  • Conduct detailed rate analysis for carpentry, MEP, civil works, finishes, and other interior works based on current market trends.

Subcontractor Management & Bill Verification

  • Perform joint site measurements to verify completed work executed by subcontractors.
  • Audit and validate subcontractor bills against approved work orders, agreed rates, and verified measurements.
  • Prepare and issue accurate Certificates of Payment (COP) in compliance with internal approval processes.

Client Billing & Receivable Management

  • Generate progressive and final client invoices based on project milestones.
  • Prepare detailed measurement sheets supporting all client invoices.
  • Ensure timely submission of invoices in accordance with contractual payment terms and conditions.

Variation Tracking & Cost Control

  • Maintain detailed records of project scope variations, including additions, deletions, and alterations.
  • Reconcile original Bill of Quantities (BOQ) with executed quantities to minimize cost overruns and margin leakage.

General Responsibilities

  • Coordinate with storekeepers for regular site-wise material reconciliation.
  • Prepare monthly project cost reports and cash outflow statements.
  • Support final project handover by preparing complete final account documentation for timely project closure.
