Work Mode: Full-time | Work from Office | Regular NCR Site/Partner Visits | International Calls Across Time Zones

Experience: 5–8 Years Preferred

Compensation: Fixed CTC: ₹7.2 LPA – ₹14 LPA

Compensation will depend on capability, experience, communication quality, international exposure, and practical-task performance. Performance and revenue-linked incentives may apply separately.

Nitarya Global LLP is building an advisory-first real estate venture for high-stakes property decisions across international and selected Indian markets. We help clients decide whether, where, what, and how to buy, sell, lease, hold, develop, co-own, or partner before they commit capital.

We are not a conventional brokerage, property-listing portal, or inventory-pushing sales operation. Our work combines market understanding, property evaluation, partner diligence, transaction coordination, and structured client decision support.

Nitarya is an early-stage, founder-led company with a small core team. This role is suitable for someone who wants high ownership, broad exposure, direct founder access, and the opportunity to help build a premium international real estate advisory business from the ground up.

Role Overview

This is a client-facing and transaction-facing role responsible for building international real estate partnerships, evaluating overseas property opportunities, coordinating transaction progress, supporting client advisory engagements, and creating a disciplined operating system for Nitarya.

The primary focus is international real estate across UAE/Dubai, Thailand, Greece/Europe, Southeast Asia, and other selected expat and investor-driven markets. India remains a secondary focus for premium or strategically relevant opportunities, while co-ownership forms a dedicated vertical requiring property evaluation, partner coordination, and readiness assessments.

Key Responsibilities

1. International Market Partnerships

  • Identify, approach, and manage overseas developers, brokerages, property consultants, property managers, rental operators, local lawyers, tax advisers, relocation/residency specialists, and other execution partners.
  • Build partner pipelines across priority markets including Dubai/UAE, Thailand, Greece/Europe, and selected Southeast Asian destinations.
  • Conduct first-level partner discussions and collect project, pricing, ownership, rental, service-charge, transaction-cost, and commercial information.
  • Prepare partner profiles covering track record, product quality, documentation discipline, responsiveness, client treatment, commercial terms, and conflicts of interest.
  • Create partner scorecards, follow-up trackers, information-request lists, and founder-ready partner summaries.
  • Identify and reject partners relying on pressure selling, unsupported appreciation claims, unclear commission structures, poor documentation, or weak client handling.

2. Property Evaluation & Opportunity Dossiers

  • Review overseas project brochures, pricing sheets, floor plans, payment plans, rental projections, ownership notes, and broker/developer claims.
  • Assess foreign ownership structures, buyer eligibility, taxes, service charges, maintenance, transaction costs, rental restrictions, resale limitations, and exit liquidity.
  • Evaluate developer credibility, project stage, delivery risk, location quality, competing supply, property management terms, and cost leakage.
  • Validate return projections by assessing gross yield, net yield, occupancy assumptions, vacancy, management fees, taxes, service charges, and resale assumptions.
  • Prepare structured opportunity dossiers outlining known facts, assumptions, missing information, risks, key questions, and recommended next steps.
  • Use AI and research tools to improve efficiency while independently verifying critical information and maintaining confidentiality.

3. Client Advisory Support

  • Conduct structured first-stage conversations with expats, NRIs/OCIs, globally mobile families, HNIs, founders, CXOs, investors, and selected businesses.
  • Understand client objectives including relocation, second homes, self-use, rental income, capital appreciation, diversification, business occupation, co-ownership, development, leasing, or exit.
  • Capture budgets, preferred geographies, timelines, financing requirements, risk appetite, holding period, lifestyle expectations, and decision constraints.
  • Convert discussions into structured mandates, shortlist criteria, deal breakers, verification plans, and founder-ready client briefs.
  • Support the Founder during high-trust advisory discussions.
  • Explain investment trade-offs without making guarantees or using pressure-selling approaches.

4. Transaction & Pipeline Coordination

  • Manage mandates through discovery, evaluation, partner matching, due diligence, negotiations, and transaction closure.
  • Coordinate with clients, developers, brokers, lawyers, tax advisers, lenders, property managers, operators, and other specialists.
  • Track advisory revenue opportunities, referral structures, partner payouts, and commercial outcomes.
  • Maintain accurate CRM records covering lead source, mandate stage, documents received, pending actions, risks, and ownership.
  • Ensure every opportunity, document request, and partner follow-up is systematically tracked.

5. India & Co-Ownership Support

  • Support premium and strategically relevant opportunities within India.
  • Evaluate co-ownership opportunities for property suitability, operational feasibility, cost sharing, governance, management, and exit considerations.
  • Understand that legal structuring must always be handled by qualified professionals.

Required Experience

  • 5–8 years of total professional experience preferred.
  • Minimum 4 years may be considered for candidates with strong, verifiable real estate transaction or advisory experience.
  • At least 3 years of direct client-facing experience in real estate sales, advisory, transaction execution, developer/broker relations, investment sales, NRI/expat advisory, or premium property consulting.
  • International real estate exposure across UAE/Dubai, Thailand, Greece, Europe, Southeast Asia, UK, or similar investor-driven markets is strongly preferred.
  • Candidates without international exposure must demonstrate strong premium real estate experience, disciplined property evaluation skills, and the ability to quickly learn cross-border markets.
  • Experience across premium residential, second homes, branded residences, serviced residences, commercial property, hospitality assets, land/development, or mixed-use projects is desirable.
  • Candidates should be able to explain specific transactions handled, including client objectives, asset class, market, transaction value, responsibilities, challenges, actions, and outcomes.

Skills & Qualifications

Real Estate & Investment Understanding

  • Strong understanding of acquisition costs, payment plans, taxes, maintenance, rental yield, net yield, capital appreciation assumptions, vacancy, exit liquidity, and resale risk.
  • Ability to evaluate developer and broker claims using evidence-based analysis.
  • Working knowledge of brochures, price lists, floor plans, payment schedules, rental projections, ownership structures, approvals, and developer profiles.
  • Ability to compare multiple properties or markets using structured decision-making frameworks.

Partnership & Stakeholder Management

  • Experience engaging with overseas developers, brokerages, lawyers, tax advisers, property managers, rental operators, relocation specialists, and other stakeholders.
  • Ability to prepare professional emails, WhatsApp follow-ups, meeting summaries, partner information requests, and founder briefing notes.
  • Strong documentation and follow-up discipline across multiple international time zones.

Communication & Professional Presence

  • Excellent spoken and written English with strong Hindi preferred.
  • Ability to confidently engage affluent clients, founders, CXOs, senior professionals, expats, and international partners.
  • Strong discovery and consultative communication skills.
  • Ability to verify facts before providing recommendations.

Tools & Work Discipline

  • Strong working knowledge of Google Sheets, Microsoft Excel, Google Drive, PowerPoint, Google Slides, CRM systems, email, LinkedIn, and WhatsApp Business workflows.
  • Comfortable using ChatGPT and AI tools for research, drafting, summarization, and structuring while independently validating information.
  • Strong documentation, file management, and template creation skills.
  • Bachelor's degree is mandatory. Backgrounds in Real Estate, Finance, Business, Law, Architecture, Planning, Hospitality, or International Business are advantageous but do not substitute practical transaction experience.
